<span data-originalcomputedfontsize="17" data-removefontsize="true" style="background-color: rgba(255, 255, 255, 0); font-size: 1.0625rem;">总体交易不活跃!截止第三季度(Q3)10月底,<wbr></wbr>共有3100多在售的物业,平均list的时间是144天,<wbr></wbr>去年同期3900多,说明市场库存减少了20%。<wbr></wbr>这季度成交的1400多跟去年同期一致;按理价格应该明显增长,<wbr></wbr>平均价格却出人意外的降到了285,000,<wbr></wbr>比去年的同期28万8略低,而上个季度的平均价格是30万5千。<wbr></wbr>市场整体都不活跃,给了买家有更大的的让利空间;<wbr></wbr>对于观望的卖家或者不急于出手的卖家,可以考虑继续持有物业,<wbr></wbr>这样有利于协调市场的供需平衡。</span></div>

哈法的南部房源少平均房价高,<wbr></wbr>销售量和库存量在第二季度还保持稳定的增长,<wbr></wbr>但是到了第三季度比起去年基本上减少20%。 </div>

Bedford去库存量减少了20%销售降低了三分之一,<wbr></wbr>售出的房子平均在市时间96天。<wbr></wbr>但是由于新房的房源多开发商的大力推广,<wbr></wbr>而且对市场的供需更容易协调平衡;房价基本上还保持了3.<wbr></wbr>5的增长。</div>

但是也有区域供求基本没有大的波动(相对于Q2和去年),<wbr></wbr>譬如Clayton Park,市北区和西区。这些地方由于新房比较少,<wbr></wbr>对于年轻的家庭和年轻的购房者吸引力比较小。</div>

其他常见的区域譬如达特茅斯,Timberlea,<wbr></wbr>Sackvill,销售量基本上去年保持一致,<wbr></wbr>但是库存量下降到去年的70%到80,甚至个别区域更低。<wbr></wbr>这说明一方面购房者的购买能力下降,<wbr></wbr>另一方面也有可能是过去两年的库存还需要继续的消化。<wbr></wbr>笔者跟同行之间的交流,<wbr></wbr>也觉得第三季度市场好像都在低价收购场一样。</div>

第三季度的变化宏观也反映了整个加拿大的趋势,<wbr></wbr>同时打消了很多公司在年初的时候对市场的乐观预期。<wbr></wbr>但是相信市场会做出他自己的调节,只要有人就有吃和住的消费。<wbr></wbr>鉴于哈利法克斯独特的人群结构和政府协助各种移民政策,<wbr></wbr>增加人口数量。销售市场不理想,出租市场也可以值得考虑;<wbr></wbr>我们可以看到城里城外新起的大量的出租公寓,<wbr></wbr>据说也是趋于饱和的状态(具体仍需考证),<wbr></wbr>这可以刺激一部分的买家将房地产作为投资,<wbr></wbr>希望第四季度会看到可喜的变化。</div>

2016年的房地产市场变化在加拿大极不平衡,然而总体呈上扬趋势。变化的领头羊当数BC省和安大略省,其主要城市第四季度比同期增长超过2位数,西温和北温涨幅在30%左右。</div>

但是最近一个客户身上发生的事情,从见面到买房短短三个星期整个过程绝对是神在带领,他就像是个总导演,我们都是演员,各尽其职,最后如罗马书中说的:万事互相效力,叫爱神的人的益处!<br />

W太太已经是公民,而且已经移民超过6年了,之前在温哥华,后来回了台湾。现在她要带两个儿子来加拿大读书,一个大学一个高中,她觉得温哥华环境对于孩子的成长不太好,就想到哈法来看看(神的带领)。她来之前曾经联系过牧师,牧师把邮<br />
件转过我,我也简单回答了一下,对方再没有跟我联系,我一忙也就把这个事情搁下了。<br />

后来W太太经过她一个朋友的推荐,又把我们对结在一起。我当时根据她要求,建议了一套方案,包括搬到Halifax一个朋友那里暂住10-15天,10天内就在那个区把房子定下来。一切进行顺利,W太太和他的儿子也找到了他们满意的房子。贷款预批也通过了,就在我们为尽快如住作打算的时候,贷款中心又给拒绝了,原因是W太太已经移民6年,不符合新移民贷款的政策。如果不能进住、短时间W太太他们又要去找一个公寓。<br />

当然他们非常感谢Lili的不舍不弃的帮助,但是把这种奇妙的化解归给我们的神,这是很大的感恩的功课值得我去学习。要我们晓得个人尽司其责,而神来做工,我们虽然取得一些小小的成绩,但是千万不要滋生骄傲,学会谦卑和顺服!<br />

我是很怕有人认真来咨询的,因为我就的认真的回答。一来我不擅长外交词汇,不伤大雅的不左不右不温不火的说点大而全的套话;二来我自认为平时从业的时候还是挺关注市场变化、新闻报道的,所以也很想把知道的结合亲身体验跟大家分享。<br />

关于2016年,我认为将持续2015年的走势,房价平中带起。2015年明显感觉市场上的有质量买家增多,但是经历了2014年的低谷,买家对价格的砍幅更加大胆,这对卖家是一个很大的挑战。<br />
<br />
地产公司Royal LePage Anchor的Broker,Ian Hamilton,指出今年的平均房价预计将从2015年的$305,700达到$313,300,这差不多是2.5%的涨幅,基本也符合本地的GDP增长。就去年的冬天市场情况来看,相比2014年活跃了很多。一方面市场的库存在不断消化,另一方面我们看到从西面回流的人数增加,其次Nova Scotia省出台的许多政策对留学生毕业后留下都很有吸引力。房产销售方面未必能一下就看出绩效,但是房屋租赁市场相对活跃。我们公司代理的房屋租赁基本都满租。<br />
<br />
谈到哈法的房市走势,少不得要分析一下经济形势。目前加拿大的经济持续低迷、加币贬值、油价一路下跌,这反而突现像Halifax这样发展稳定、产业多元而且稳定的城市的优势。(请看我11月份几个大城市的市场概述)造船厂已经开始建造军舰项目,海产品出口等都会刺激本地的经济。蒙特利尔银行大西洋地区的高级副主席,Vittorio Pellegrino,预测哈法的房价会受一些影响,但是不大。一些大的建筑项目,譬如在建的新世贸中心、各个金融大楼等都是些良性的投资项目。<br />

AP是Advanced Placement的简称,在美国被称为大学先修课,是美国大学理事会(College Board)于上世纪五十年代起联合美国高中学校共同为高中学生开设部分大学学分课程的一个教育项目。其目的是在为部分成绩优秀天资聪颖的高中生提供机会,允许他们在高中最后一、二年提前选修部分大学一年级水平的课程,由美国专门负责各类考试的机构ETS(English Testing Services)组织全国统一的AP课程考试。目前,大约有60%左右的美国高中开设了AP课程。最近两年,AP课程正式被引入中国。</div>

需要强调指出的是,AP课程并非是获取入读美国大学资格必考的一种大学入学考试项目。但如参加AP课程考试并获得通过或取得好成绩,好处主要体现在两个方面:一是在申请美国大学时,AP课程获得的成绩会计入GPA且有额外的加权值奖励。另外,如果一个学生能够提供不错的AP课程考试成绩,那就可以表明该学生勇于挑战自我,乐于追求知识,而这些在美国大学招生官眼中会有加分效用,从而增添获得录取的可能性;二是进入大学后,如果AP课程考试成绩好,有可能直接申请大学学分,从而免修相应大学课程,从而缩短学习时间,节省学费,这是参加AP课程一个最直接的好处。一般而言,AP课程3分以上的成绩就可被大多数的美国大学所接受,可以在进入大学后折抵学分免修相应课程。而少数顶级名校,则要求只有获得4分或5分的AP课程才能折抵大学学分。</div>

对中国学生而言,由于A-level课程侧重强调课程的学习,只需要在两年里系统学习3、4门课程,与中国教育理念类似,中国学生适应起来更容易、快速一些。另外,由于有些A-level科目与SATⅡ考试科目相同或相似,对学生顺利通过SATⅡ考试非常有帮助;IB文凭学习的课程相对多一些,非常注重学生的素质教育与能力培养,有些中国学生会感觉课业负担重、压力大,对其教育理念初期也会感到有些不适应。据IBO的统计数据,每年大约80%的毕业生可获得IB文凭;而AP课程已属美国大学层次的课程,学习难度当然要大的多。</div>
